G-121For developers
Repeatable home design for infill and community developers
Native Plans designs infill house plans, and repeatable plan and finish collections, for small-community and build-to-rent developers in Nashville and Middle Tennessee. One team draws the site plan, plan set, finish package and landscape for each lot, so the second house starts from the first instead of a blank sheet.

G-122Sound familiar
When the lots outrun the design.
- 01
Several distinct homes, one team stretched thin.
You're carrying multiple lots, and every house needs its own set, its own selections and its own site plan.
- 02
No in-house design department.
You need design decisions made on the owner's side, and hiring a design staff doesn't make sense yet.
- 03
Plans and finishes drift lot to lot.
Each house gets redesigned a little, so pricing never settles and purchasing can't buy ahead. A room-by-room finish schedule that carries across lots is what lets purchasing buy early.
- 04
A new product type or a new market.
A first build-to-rent community or a new infill product needs a set of plans that work together.
G-123How Native plugs in
Infill house plans, drawn as a family.
Plan collections
A family of plans that share standards, details and finish packages, with enough variation that the street doesn't look copied.
Lot-by-lot fit
Each plan is checked against its lot's setbacks, slope and access before it's committed, which matters most on narrow infill lots.
Ready for your builder
Plan sets your builder can price and permit, with the selections already in them and the site plan and landscape drawn across adjacent lots.
G-124Collections
Repeatable plan and finish collections
Infill and build-to-rent projects work when the design repeats in the right places. Framing details, window families, finish packages and specifications stay the same across lots, so pricing and purchasing settle. Elevations, materials and site layouts change enough that each house fits its street.
We build the collection once and adapt it per lot: site plan, plan set, finish package and landscape, coordinated together. When the collection becomes your standard product, it can grow into a builder design system: plan standards, finish packages and specifications that every new lot starts from.
- Shared standards and details across every plan
- Finish packages purchasing can buy in volume
- Elevation and material variations per lot
- One coordinated site plan across adjacent lots
L-101Site plan
Four lots, one sheet.
A site plan for four adjacent lots, drawn as one coordinated sheet. Each house has its own footprint, curving driveway, rear pool and planting, so the lots differ while the sheet holds them together.

G-125Questions
Questions about collections and lots.
Can you create a repeatable plan and finish collection across multiple lots?
Yes. We build a set of plans that share standards, details and finish packages, then adapt each one to its lot with its own site plan and landscape. Purchasing can buy in volume, and each house still fits its street.
What does build-to-rent mean?
Build-to-rent means homes built to be leased rather than sold, usually by a developer who owns and operates them after construction. Durable finishes, easy maintenance and plans that repeat well matter more than they would in a home built to sell.
Native Plans designs repeatable plan and finish collections for build-to-rent and small-community developers. Infill and build-to-rent design for developers.
Can you work from our existing plan library and standards?
Yes, and we'd rather start there. We review your current plans, specifications, finish selections and field practices, then design to them. If a standard is causing problems in the field, we'll point it out.
If you want us to modify plans someone else drew, confirm you have the rights to them before we start.
How much does Native Plans charge?
Native Plans quotes each project after a short call, from the size and complexity of the house, which services you need, how many review rounds the scope includes and whether we start from your existing plans.
Design that repeats across lots changes the number too. We don't publish a rate card. Once we've talked, we recommend a scope and price it, so you're comparing a real number against a defined set of deliverables.
Where does Native Plans work?
Native Plans is based in Nashville and works with builders across Middle Tennessee.
If your project is somewhere else, tell us where and we'll say plainly whether we're a fit.
