G-101For builders

Design capacity for growing residential builders

Native Plans draws house plans for builders who have more starts than design hands: custom, semi-custom and spec builders across Nashville and Middle Tennessee. The interiors and site design that go with them come from the same team. We learn your standards once, then draw to them on every house.

G-102Sound familiar

What's happening when builders call us.

  1. 01

    Your pipeline outgrew your draftsman.

The freelancer who kept up with a few houses a year can't keep up with this year's starts, and the sets are getting thinner.

  2. 02

Your designer doesn't know the field.

The drawings look good in the meeting. Then the field questions start, because nobody on the design side has watched a crew frame from their sheets.

  3. 03

Plans, selections and exterior come from different people.

Three consultants, three schedules, and your superintendent reconciling them on site.

  4. 04

    Selections happen too late.

Finishes get picked after rough-in, and purchasing reorders around them.

  5. 05

    Every project starts from zero.

Same company, same product, and each set still gets drawn as if it were the first one.

  6. 06

You want better design, but not a bigger payroll.

An in-house design department makes sense on paper. Carrying several full-time salaries between starts doesn't.

G-103How Native plugs in

House plans for builders, drawn to your standards.

Capacity when you need it

Hand us the starts you can't staff this year, and scale back when the pipeline does.

Your standards, learned once

We learn your assemblies, price points and approval process, then draw to them on every project. If you repeat plans or finishes, we can build those standards into a builder design system that every new project starts from.

One coordinated set

The floor plan, the finish schedule and the site plan come from one team and get checked against each other before your superintendent sees them.

G-104Spec homes

Spec home plans that pencil

A spec house has to sell at a number you set before the foundation went in. The plan has to make that number work.

We design spec plans around your target price and your buyer: spans and plate heights that suit standard lumber, simple rooflines that frame fast, window sizes your supplier stocks, and finishes matched to the price band. Value engineering happens on paper, before it turns into a field decision.

  • Layouts sized to the lot and the price point
  • Framing-friendly spans, plates and rooflines
  • Finish packages matched to the buyer
  • Base plans with options you can reuse on the next lot

G-105Questions

Questions builders ask before the first set.

Can you work from our existing plan library and standards?

Yes, and we'd rather start there. We review your current plans, specifications, finish selections and field practices, then design to them. If a standard is causing problems in the field, we'll point it out.

If you want us to modify plans someone else drew, confirm you have the rights to them before we start.

What's the difference between a spec home and a custom home?

A builder starts a spec home before there's a buyer, on speculation that it will sell. A custom home is designed and built for a specific owner, usually on their lot.

The design brief changes with it. A spec plan has to hit a price point and appeal to a buyer the builder hasn't met. A custom plan is shaped by one family's program. Spec home plans for builders.

How much does Native Plans charge?

Native Plans quotes each project after a short call, from the size and complexity of the house, which services you need, how many review rounds the scope includes and whether we start from your existing plans.

Design that repeats across lots changes the number too. We don't publish a rate card. Once we've talked, we recommend a scope and price it, so you're comparing a real number against a defined set of deliverables.

Can we hire Native Plans for just one service?

Yes. You can hire Native Plans for residential plans, interior design systems, or landscape and exterior design on their own.

The coordination benefit is biggest when all three are drawn together. If splitting the work between consultants is likely to leave a gap on your project, we'll point it out when we scope it.

Where does Native Plans work?

Native Plans is based in Nashville and works with builders across Middle Tennessee.

If your project is somewhere else, tell us where and we'll say plainly whether we're a fit.
